New Development Opportunities
The development zones on Governors Island present an opportunity for developers, institutions and other stakeholders to propose entrepreneurial, exciting and visionary ideas for the vacant parcels on the Island’s southern half. A combined 33 total acres of potential ground-up development sites are spread across two of the largest contiguous parcels in New York City. Allowable uses include nonprofit, cultural, educational, and commercial uses.
Both areas feature open, breathtaking views of New York Harbor, Lower Manhattan, Brooklyn and the Buttermilk Channel. The Trust has established a high level of design and construction excellence on the boundaries of these parcels, which offer flexible floor plates and building configurations.
The development zones will be home to new construction for uses complying with the deed restrictions and are subject to future rezoning, design guidelines, and environmental review. The development process for the Development Zones will include establishing design guidelines for such requirements as view corridors, height, density, materials, and massing.
Development opportunities on the Island include the potential of combining historic buildings and south island acres into a campus or campuses which take advantage of the features of each area.
